Happy New Year
The reconstruction of 2980 has already started. At this time we are told the project will take approx 12 months. Angel is targeting to have the Owners back in by Christmas 2010.
The billing for the hydro meters for the units at 2980 have been converted to the Strata Corporation. The bills for the individual units will be sent to Baywest, which in turn I will forward to the insurance company for payment under the policy.
Angel Restoration is scheduling a town hall meeting for later this month to update everyone on the reconstruction schedule. As soon as the date is finalized, I will notify everyone.
As soon as there is more information available, I will post it on the web-site.

November 27th 2009 - Update

Update November 26, 2009
At the Council Meeting held last night, November 25th, Council reviewed 3 bids for the reconstruction of the 2980 building.
Council accepted the bid from Angel Restoration. The project is estimated to take 12 months from time of start. Over the next couple of weeks, Angel Restoration will commence the work. A the same time work is expected to start on the 2970 roof replacement.
More information is in the Minutes of the meeting which is being sent to all Owners. Construction updates will be posted on this web-site as received form the contractor. Council will also be publishing a Newsletter to update Owners on the progress of the project.
I will be away on holidays for the next two weeks.

October 28th 2009 - Update

Well the time has come where the scope of work is out and we are busy with the other two Restoration Companies preparing our bids. It has been a long process getting to this point but I am thankful we are finally here. It truly has been a pleasure dealing with almost all the residents of Montclaire throughout the Emergency dry down and Demolition process. At this point very few Angel employees are on site as we have submitted final billing and we are awaiting the Repair portion of the job to be awarded. There is really nothing much left for us to do but to submit the quote and wait.
The quotes are due on November 13th and it will likely be a few days after that the adjuster Larry makes his recommendation to you for the repair job.

October 2th 2009 - Update

The gas is turned on in the 2970 building and the fireplaces can be used after the pilot light has been lit. To light the pilot light;

Turn button to pilot, hold button down for 30 seconds, light pilot, hold button down for 1 minute.  Turn main fireplace switch off then on.  Fireplace should be working.

Note: If you have not had your fireplace professionally checked, please have that done prior to use.

The specifications are currently being written for the next phase of construction. The information we have to date has been recorded in the Minutes of the Council Meeting, held Sept 15/09.
(Please note that the Minutes incorrectly reported that the gas will not be turned on for the 2970 fireplaces. That was the information we had at the time).

We are not expecting any updates for the next couple of weeks. I will post any new updates as soon as we receive them.

Council reminds all Owners that the Strata Fees are due and payable as usual (on the first day of each month) and that the roof levy must be paid in full.

September 4th 2009 - Update

I am away from the office next week so if there is a critical issue you need dealt with; please call our switchboard at (604) 591-6060. Should there be an update while I am away, it will be posted immediately.

The “demolition” portion of the project is almost completed. Angel Restoration was given the go-ahead by the Insurance Adjuster to continue with the clean up phase as a good portion of the cleanup was necessary to allow access to 2970 for “move-ins” and 2980 for “move-outs”. My understanding is that approximately 3 weeks of time was saved at this step.

The Strata Council is currently waiting for the specifications and list of consultants to be used in the “design” portion of the re-construction. We will know the extent of the repair project (including estimated re-build time) once the scope of work is finalized.

Marine Roofing has been given the go ahead to continue their work on the 2970 roof. When the fire happened they had to re-locate their workers to other projects. We are now waiting for Marine to free up roofers to get back on the job. That should happen in the next couple of weeks.

Mail should be routed to your temporary address or continue to be picked up at the post office.

The clearance was given late this afternoon and the Residents of 2970 can move home!

Keys will be at the site starting at 6pm tonight up to 10pm.

Tomorrow, Thursday, keys will be available after 8am.

Just got off the phone with Elite Fire Protection and the final inspection for 2970 is schedule for Wednesday morning (Aug 19th).

Once completed the report needs to be approved by the Fire Department and the City of Coquitlam. Tentatively a meeting is scheduled for Wed afternoon for that review.

If everything is a go, then access to the 2970 will be allowed.

I am the adjuster acting on behalf of the insurers of LMS 1606 and my role is to liaise with the unit
owners and other interested parties, including other adjusters representing owners and tenants alike.
Below are answers to commonly asked questions which may be helpful to these interested parties.


1. What exactly does the strata policy cover with respect to the affected units?
This policy will pay to rebuild any damaged common property and units to their original condition, (as
built or installed by the owner/developer as part of the original construction). The strata policy, in
essence, covers walls, ceilings and original flooring. The appliances covered under the strata policy are
hood fans, garburators and built-in dishwashers. All other appliances are the responsibility of you and/or
your contents insurers.
Changes to your unit such as upgraded fixtures or flooring are also not covered by the strata’s insurance.
These changes should be covered by your contents insurers.


2. What kind of coverage is available under the strata policy for uninsured unit owners?
The strata policy includes coverage for the reasonable cost of accommodations for uninsured unit
owners, or unit owners whose own additional living expense limits have been exceeded. This coverage is
available only to unit owners, not tenants. Unit owners claiming under this coverage must pay for their
accommodations and provide receipts to our office for reimbursement. Only reasonable additional living
expenses (ALE) will be considered.
This extension of coverage in the Coastal Insurance strata policy is unique, other strata insurance
policies do not provide for ALE. I strongly recommend that owners who resided in 2980 Princess
Crescent find an apartment to rent.
Everything feasible is being done to expedite reconstruction; however this is a very large re-build project
which will take several months to complete. A projected time line will be provided as soon as it is
available.


3. What limits are there for renting a suite for the duration of repairs? What about hotels?
If you had a one bedroom apartment in the building, we believe rent up to $1,200.00 per month is
reasonable. If you had a two bedroom apartment in the building, $1,500.00 per month would be
reasonable. Rental agreements and monthly receipts will be necessary.
If you are unable to find a suite under these thresholds, please contact me to discuss.


4. How do I obtain reimbursement for my costs?
Please send your rental agreement and monthly rental receipts directly to me. You can fax, email or mail
your receipts at the address listed at the bottom of this page.
We will be issuing reimbursement cheques on a monthly basis and would ask that you please try to have
your monthly rental receipt to our office no later than the end of the first week of each month, as our
cheque requests will be made on the 15th of each month.

Angel Restoration has completed the work for this building and is waiting for approvals from the appropriate sources to allow for re-entry and occupancy. This should hopefully happen tomorrow for Wednesday return but please check web before returning.

The calls that I have been receiving over the past few days are primarily questions related to the cause of the fire, the extent of the damage, and what is the time frame for repair.
I passed the questions onto the Restoration company and received the following answers;

  • Cause of fire to be determined and addressed by fire adjusters and fire dept.

  • There are approximately 5 units that were fire affected (unit numbers not released as yet)

  • There were approximately 44 Units affected by water damage in 2980

  • All other units in both 2980 and 2870 affected in varying degrees by smoke

  • The Northern wing of 2980 have little damage and we are determining whether or not a fire wall can be built and that wind return to Units while re-construction is ongoing

  • The time frame for return to the rest of 2980 is difficult to determine at this point but the average time in a loss of this size would be 1 -1 ½ years

  • The Status of 2970 is that once the building is fogged (odour removed) and cleaned and Electrical alarms (and smoke alarms) are in running order residents can return. We are hoping for Monday the 17th of August but residents should check web page again on Friday or Saturday for update. Please do not assume this date is for sure!

  • The rest of the residents not yet moved out from 2980 (South Wing) will be scheduled for next week starting the 17th of August

The Brick would be please to extent special pricing to all the tenants in The Montclaire that would need replacement appliances due to the recent fire. Our Pacific Reach store located at 1101 United Blvd in Coquitlam has a commercial sales dept and they will give a special price for any appliances that the customer selects. Please have them only speak with the commercial dept and they are available Monday to Friday from 9am to 7pm and closed on weekends. Very High Importance for Residence of 2970 Princess Crescent

For the Residents of 2970 Princess Crescent:
It has been determined that the refrigerators in all the units are no longer useable.  Angel Restoration, as a service to the Homeowners, has agreed to remove and dispose of these refrigerators.
The fridges are not covered by the Strata Corporation’s insurance.
In order to get residence back into their homes as soon as possible, the Residents of 2970 Princess Crescent if not already contact by Angel Restoration for the removal of the refrigerators, please contact the Angel Restoration Office at 604-984-7575 and ask for Chris and give a verbal  permission for the removal and disposal of the refrigerators or email Andrew with Angel Restoration and give written permission for the removal and disposal of the refrigerators at ABouantoun@angel-restoration.com
Please be assured there is no chance of any of the refrigerators in 2970 Princess Crescent to be saved.
The faster you contact Angel Restoration, the quicker the Residence will be able to return to their homes.

August 5th 2009 - Update

As soon as I receive updates from the Insurance Adjuster and Restoration Company, I will have the information posted. At this time there are no updates as the emergency cleanup is still happening.

I was at the building this morning. As per the “move out schedule” residents in the 2980 building  were able to be escorted into their unit to retrieve personal belongings.

The restoration crew is removing the ceilings in the units where the water has caused the drywall to “swell” and drop to the floor. Once this process is done, access to the unit will be allowed as per the posted schedule.

Until further notice, please be advised that Strata Fees are payable as the Strata Corporation is still operating. The roof levy was due July 1st. Roof work will continue on the 2970 building shortly. Once we have the final reports we will know more details as to the extent of the roof damage on the 2980 building and when replacement of the roof will continue.
