Deficiencies inside your strata lot (such as drywall repairs, flooring, or hardware problems) are common within new buildings.
Your Strata Council and/or your Baywest Strata Agent have no legal jurisdiction to be involved with in-suite deficiencies.
To resolve your "in-suite" deficiencies:
- Send a registered letter to the builder/developer outlining your deficiencies
- Repeat this process several times if a reasonable time (~3 months) has passed.
- Maintain copies of all correspondence with the builder/developer.
- In some cases deficiencies can take up to 18 months to correct.
To resolve "common property" deficiencies:
Advise your Strata Council and/or your Baywest Strata Agent, in writing, of any common property deficiency that you may notice.
